WHY IS IT NECESSARY TO MAKE NEW WATER DISTRIBUTION/ Water Pipes?

The topic was discussed at several previous SVJ meetings, the main reason is poor water pressure on higher floors, the absence of secondary meters that can not be connected to the current system, the absence of separate water caps for many apartments and the fact that apartments on each floor do not have their own connection to common wiring (they are connected from the next apartment). At the same time, the routes of the distribution lines are not completely known, which would cause great damage in the event of a water accident. The current situation was described by the expert as emergency.

HOW LONG WILL THE WORK TAKE AND WHEN WILL IT TAKE PLACE?

Work in the house will take about two months, the start is planned for mid-May (start at May 18th).

HOW WILL THE WORK ON THE NEW WATER DISTRIBUTION BE ORGANISED?

  1. Common connection pipes will be built in the whole house (3 risers) in common areas - estimate mid-May to mid-June.
  2. At the moment when new pipes are done, individual connections of flats will always be built on each floor and at the moment when the connection is completed, the floor will be switched to a new riser - estimate mid-June to mid-July. Together with the construction of connections for individual flats, the division of lines in flats will also be solved, each unit will have its own water shut and now also a water meter. At the time when the connections for the flats will be built, both new risers and old risers will run in the house at the same time.
  3. After connecting all units to the new distribution, the old distribution will be drained and sealed.

HOW WILL BE THE NEW PIPES DONE IN THE CORRIDORS?

In the common areas of the house, wiring will be conducted at the walls and ceilings with hidden with gypsum boards. Jamming new wiring into walls would be very demanding not only financially and in time, but also in terms of significant interventions in the load-bearing walls of the house. The common areas will then be repainted and the walls repaired.

WHERE WILL THE WATER METERS AND WATER CAPS BE?

Water meters will be located in the hallway, there will be two water caps - one in the hallway (common area) at the water meter and the other in the unit, with the exception of the "right wing", where there will be a water meter and a cap in the apartment.

WHO IS RESPONSIBLE FOR POSSIBLE WATER LEAKAGE PROBLEMS?

If there is a water leak from the house distribution, the damage will be covered by the insurance company or the house (depending on the type of problem), if the water leak from the appartment, the unit is responsible and compensation will be paid from unit`s insurance. , or insurance of a plumber who would perform work in the apartment, whether it is a TOPO company or another company.

GENERAL QUESTIONS CONCERNING WORK IN UNITS

WILL MY APARTMENT BE A LONG TIME WITHOUT WATER FOR WORK?

No, it will not be - if you communicate with SVJ and the TOPO company and make the apartment accessible when it is needed. If you decide to modify the housing unit at the same time as the risers are replaced and the modifications will not be carried out by TOPO, you need to coordinate the progress of work in the unit with the procedure on the riser. It is not possible to create delays for the rest of the apartments due to delays in private adjustments.

WHICH COOPERATION IS NEEDED FROM MY SITE?

Communication, responding to emails and making apartments available at the necessary time to prepare the connection to the riser.

HOW SHOULD I DO IF I CANNOT BE PERSONALLY PRESENT AS OWNER?

ARE THERE PLANS WHERE CAN I FIND HOW DISTRIBUTION IS MANAGED IN MY UNIT?

Unfortunately, SVJ does not have similar plans available, if you did not obtain this information when buying your unit, did not renovate the apartment yourself and did not make new wiring, you can contact the previous owner with a request for more information. It is not possible to determine the distribution lines in the apartments during the modifications of the riser. The line can be found only by demolishing the walls, no one can find the line behind the tiles.

WILL SOMEONE REPAIR THE WALLS OF MY APARTMENT AFTER WHAT A NEW DIVORCE WILL BE BROUGHT HERE?

Yes, at least partly: In apartments where the walls will be interfered with (corridor, bathroom, etc.), the wall will be repaired and painted white, if the owner wants a tinted color, he will have to pay the difference compared to white. In flats where there are tiles and it will interfere with the paneled wall, the wall will be incorporated and ready for cladding, cladding incl. installation of tiling is paid by the owner of the apartment.

Will I incur any costs in connection with new pipes?

It depends on the specific situation in your unit, but probably yes - only works ending in a water seal on the inside of the wall of your unit are covered by common funds. Regarding the work in your unit, you can, of course, decide whether TOPO should do it or have it done by your chosen plumber.

QUESTIONS ON NEW GAS DISTRIBUTION

WHAT EXACTLY WILL CHANGE ON GAS DISTRIBUTION AND WHY?

The current gas distribution systems are so-called screwed, they are suitable for the time being and the revisions did not reveal any significant defects, but in the near future they would have to be replaced by more modern ones. The connection to the new water distribution is an ideal opportunity for the replacement of gas distribution, the gas meters will then be installed in the corridors of the same "cabinets" as the water meters. The distribution from the gas meter towards the apartment will not be interfered with and it will not be necessary to make the apartments accessible. The situation in the "right wing" will be specific, where the backbone gas distribution lines run through flats.
