WHEN AND TO WHOM THE RECONSTRUCTION NEEDS TO BE ANNOUNCED
Reconstructions or other large-scale construction modifications (lasting more than a week in total) must be notified in advance to the SVJ Committee in written form (by e-mail to vybor@pernerova18.eu) at least 7 days before the start of work and at the same time inform neighbors by posting information in the common areas of the house. At the same time, it is always necessary to communicate the expected duration of the work. The owner of the unit is obliged to allow the members of the committee or persons authorized by the committee to check the ongoing alterations to the apartment.
We recommend that the Committee also be notified of shorter work.
NOISE WORK AND ITS LIMITATIONS
According to the statutes, noisy work can be performed only on working days from 8 am to 8 pm and on weekends from 10 am to 5 pm, except on public holidays. At the same time, please keep noise work to a minimum.
INTERVENTIONS IN THE COMMON AREAS OF THE HOUSE
Modifications to change the appearance of the house may only be made by the unit owner with the consent of all unit owners. If the owner does not comply with this obligation, he must restore the thing to its original condition or in accordance with the remaining parts of the house at his own expense. Modifications that change the internal layout of the house and at the same time the size of co-ownership shares in the common parts may be made by the owner of the unit only on the basis of a construction contract concluded under the conditions stipulated by the Civil Code.
It is not possible to store waste, building and other materials, furniture and other objects in the common parts of the house and on in the backyard.
CLEANING OF COMMON AREAS AND WASTE MANAGEMENT
The owner of the unit is obliged to keep the common areas clean during the ongoing reconstruction. The members of the committee may call on the owner of the unit to clean the common areas, in particular the entrance areas, corridors, staircases, the lift and the courtyard, in the event of a breach of his duty. If the owner concerned does not make the correction within two working days, the committee is entitled to provide cleaning at the expense of the owner concerned. These costs will be re-billed to the owner, including an administrative fee of CZK 500 (five hundred Czech crowns).
It is forbidden to use waste containers intended for the collection of waste from the house for the disposal of waste from buildings and apartment modifications!
